A long-abandoned mobile home park may get new life as a construction company’s storage yard.
The Jefferson County Planning and Zoning Commission voted 5-0 Jan. 27 to recommend approval of a rezoning request that would allow Bommarito Construction Co. of Fenton to convert the former Countryside Mobile Home Park at 1740 Old Hwy. 141 in unincorporated Fenton to a storage facility
Bommarito is asking the county to rezone the 4-acre lot, half of which lies in the floodway of Saline Creek and half in the 100-year flood plain, from planned mixed residential to planned commercial.
The Jefferson County Council, which has the ultimate authority to rezone property in unincorporated areas, likely will consider the request at a meeting in February.
Kaylee Sloan, who represented Bommarito at the Jan. 27 public hearing, said if the plans are approved, the old concrete slabs from the mobile home park would be removed but a single-family home would remain.
“No one is living there (in the house), but it’s been well-maintained through the years and has been updated, so we plan to keep it,” Sloan said. “There are no plans to use it at this time, though. But it does help the appearance of the property.”
She said Bommarito would use the lot more as a long-term outdoor warehouse.
“This would not be used for everyday storage needs,” she said. “It would be more of a storage yard for excess inventory, and for materials needed for pre-job staging. It would mainly be large pipes and equipment.”
Sloan said lights and a security system would be installed.
Planning commissioner Danny Tuggle asked that, considering the lot’s proximity to Saline Creek, whether the company has an evacuation plan for imminent flooding.
Sloan said in case of flooding, the company could easily move equipment to its warehouse in an industrial park in the city of Fenton in St. Louis County.
Planning commissioners Tuggle, Trisha Fribis, Greg Bowers, Tim Dugan and Chris Hastings all voted in favor of the recommendation. Larry Adkins, Jessie Scherrer and Mike Huskey were absent.
