Berkshire Hathaway sales associate Dave McKeen said his agency is excited to offer clients a new opportunity in Jefferson County: The Villas at Truman Bluffs by Tinnin Homes and Construction, on Truman Blvd and Brandon Wallace Way at the north end of Festus.
“We’re building attached villas, 1,350 square feet each,” company president Jim Tinnin said. “These are two-bedroom, two-bath units, two to a building, in 11 buildings.”
The single-level units can be built on a slab or over a basement.
“The lots are pretty level there, so you could go with either,” Tinnin said. “They can be made handicap accessible, if the people desire.”
Tinnin, 63, has been building homes in Jefferson County for more than 30 years.
“We did the Aspen Villas at West Main and Cromwell in Festus,” he said. “We had an age limit of 55 on those. These, though, anybody can buy.”
Tinnin said the villas will likely start in the $269,000 range.
“People can option them up from there,” he said. “Fireplaces, granite or quartz countertops, upgraded cabinets and flooring. They’re not just cookie-cutter builds.”
Three units are already underway and nearing completion.
“Each building will have a landscaping package, with sod yards in front and seed-and-straw in back,” Tinnin said. “They will have landscaping in the front too.
“We will have a display shortly in one of the three units under construction.”
Accessibility and low maintenance will be drawing points for prospective buyers, according to Tinnin.
“It’s an area with easy access to town,” he said. “It’s a flat area, so they’re not hindered getting in and out. Maintenance, grass cutting, snow removal – those will all be included in the association fees, so there’s no yard work or maintenance to speak of.”
