While the real estate market has slowed over the past several months, lots of properties are still selling, said Realtor Shelley Ungerank of Heartland Realty in De Soto.
“Interest rates and talks about the recession have changed the face of real estate in every market,” said Ungerank, who got her real estate license in 2010. “However, I have to stress that I still see a lot of movement in the local market. Inventory is still very low and homes that are listed and priced to sell are moving in the current market.
“We are not seeing the mass number of showings, and multiple offers are slowing down, but as every Realtor knows, you only need one good offer!”
Ungerank said the balance of power in the real estate market has shifted somewhat, but the seller’s market that has been dominating over the past couple of years has not completely tilted to the buyer’s side.
“For buyers, this means a more relaxed buying process and not so much pressure to make such quick decisions, but buyers should know sellers are still holding to list prices, and negotiations are not always swaying to a buyer’s market,” she said.
Ungerank said, for example, she has seen brisk sales at the Villas at West Ridge on Hickory Landing Drive in De Soto, which has 28 units.
“My biggest listings are the Villas at West Ridge,” Ungerank said. “We only have six left with walk-out basements.”
Villas appeal to many people, she said.
“There’s no maintenance outside,” Ungerank said. “You pay a homeowners’ association fee.”
Ungerank said she enjoys her job.
“I love to talk about real estate, and I am always looking for new clients,” she said.
