Cort Dietz, broker for Re-Max Realty Cafe, 2310 N. Truman Blvd., in Crystal City, said even though inventory continues to be a problem for home buyers, he and his team will work hard to help clients find the property they’re looking for.
“There is tremendous demand and inadequate supply, particularly for decent, livable homes under $200,000,” said Dietz, who began his real estate career in 1983. “We regularly see well-priced homes being sold over asking price with multiple offers, which many predicted would not be the case with higher rates. But here we are.
“Until the supply of homes markedly increases, this is not going to change. If a home is sitting for more than a week, it is either overpriced, has condition issues or a location problem.”
Dietz said the market needs a 400 percent increase in inventory to stabilize pricing, adding that the market has never recovered from the lack of new homes during the recessionary years.
He said it’s a confusing market, and some agents aren’t doing well.
“My business is more than double over the same period last year and I know a few other agents who are ahead of last year as well,” he said. “My business is 95 percent referral and repeat clients, so I am somewhat sheltered to some market forces, but it is concerning there is so much disparity.
“I just remain focused on giving my clients the best possible representation experience and answer my phone when it rings. It’s the simplest of formulas, and it works for us.”
Dietz said his small team is focused on providing clients with a positive experience.
“No pomp. No attitude. Just superior work ethic and the highest integrity,” he said.
