P&Z approves 12-home subdivision in Cedar Hill

The Jefferson County Planning and Zoning Commission has approved the preliminary plat for the development of a 12-home subdivision north of the intersection of Cedar Springs Road and Marko Drive in Cedar Hill.

Ronald Scheidle with Scheidle Construction Co. in Imperial applied for a review of preliminary plat designs for Hummingbird Estates, and the commission voted unanimously on Dec. 12 to approve the plat.

The plat must comply with the Jefferson County Unified Development Order to be approved by the commission.

The 4-acre property where the subdivision will be built will include 12 lots ranging from more than 10,000 square feet to just more than 12,000 square feet.

The subdivision will have frontage on Cedar Springs Road.

Scheidle said during the meeting that the base price for the homes will most likely range from $250,000 to $300,000.

“I’ve been building homes for about 35 years in the Jefferson County area,” Scheidle said. “I do believe it will be a nice project when we’re done. The homes will have nice vinyl siding, brick and stone fronts and two-part garages.”

The property is currently vacant and heavily wooded and is surrounded by single-family residences or vacant land, according to a County Services staff report.

Dan Govero with Govero Land Services in Imperial represented Scheidle Construction during the commission meeting.

“We’re complying with all the codes and we’re doing everything we need to do,” Govero said. “I think it’s going to be pretty good for the area. The surrounding area would fit right in with that.”
