Plan for RV, boat storage business advances

The Jefferson County Planning and Zoning Commission on Sept. 24 granted preliminary approval for a 136-space RV and boat storage lot in High Ridge.

The storage lot would be built on the former Tire Shredders property, 4519 Commerce Ave. near Hwy. 30.

The commission voted unanimously on Sept. 24 to recommend approval of the development plan submitted by David W. Dobbs for the property.

The County Council, which has the sole authority over rezoning and development plans, will likely consider a resolution to approve the development plan at an October meeting.

According to a county staff report, the storage lot would include 136 bays of varying lengths to accommodate both boats and RVs.

The lots would likely not be covered, according to Mike Vorwerk with Civil Engineering and Design Consultants in St. Louis. He spoke on behalf of the applicant at the P and Z meeting.

Vorwerk said the proposed storage lot is a less intensive use for the 8-acre property than the tire shredding and recycling business that previously occupied it. The property will retain its industrial zoning following the council’s approval or denial of the development plan.

Charlie Vogt of Fenton is the new owner of the property. He said the property was tested for any remaining hazardous waste from the tire shredding business before he purchased it.

The commission asked Vogt if he planned to have lighting at the storage facility. He said the lighting would be minimal, providing enough light for security cameras to be able to record the goings-on at the lot.

“It’s not going to be fully lit up, you know,” he said. “But it will have lighting because it will have key card access where people can come in virtually 24 hours a day. It will have sufficient lighting for them to see what’s going on, and for the security cameras.”

Vogt added that the largest storage bay planned for the lot will be 45 feet long, which he said equates to the largest travel trailer or motorhome that he is aware of.
